You are responsible for all municipal rates, water and sewerage rates on your home, contents insurance, power/energy/water and phone charges.
Classic Residences Brighton Management can arrange for a variety of services to be provided to you in your home so that you can continue to live with us for as long as possible.
When you leave Classic Residences Brighton permanently, the owner can arrange to sell the home you occupied to a new resident at a price reflecting market conditions at the time.
The net funds realised from the sale (including any capital gain) will be paid to you (or your estate) following the deduction of:
• A Deferred Management Fee of 5.5% in the first year and there after 3%pa of the resale price, for each year you occupied the property subject to a minimum limit of two years and a maximum of ten years.
• 4% of the resale price to be placed into the Capital Works Fund
• All sales and marketing costs reasonably incurred by the company or Manager including legal costs incurred in respect of the lease to the new resident and the cost of any real estate agent appointed to sell your home.
• Usual refurbishment costs.
• Any GST maintenance charges and other monies you owe to the Manager
